The home must be FULLY furnished. (See
inventory list)

The home must be clean or have
arrangements to be cleaned (including linens, appliances,
bedrooms, bathrooms, den, family room, great room, dining
room kitchen, windows, screens and coverings, garage, entry
way and back patio) and market ready when the owner or any
guest of the owner depart the property (housekeeping
services are available with ARCS).

It is suggested but not mandatory that
the home owner hire a concierge or home care professional to
inspect their home and run the water at least once a month
during the off season.

The home can not contain any decoration
or artwork that displays any political or religious
affiliations.

The home owner must complete and submit
an inventory of personal property (including make, model,
serial numbers and / or color of all furnishings,
appliances, electronic equipment, art work and decorations,
kitchen supplies and accessories) to the property manager
prior to listing the property. Any additions to the
inventory after the listing must be submitted to the
property manager prior to the next tenancy.

The home owner should keep a written and
photographic inventory of all personal property.

The home owner must maintain and pay all
utilities when due (water, sewer, trash, gas, electric,
basic cable and local phone) during tenancy (water and
electric during vacancy). Internet service shall be provided
to the tenant upon the tenants request and at the tenant’s
expense. The owner will establish internet service in their
name and the tenant will reimburse the owner with additional
funds when the rent payment is due. The tenant will pay the
set up fees and the monthly cost to maintain service.

The home owner must maintain a
landscaping company to maintenance their yard and watering
system.

The home owner must arrange for or
replace smoke and carbon monoxide detectors batteries on an
annual basis.

The home owner will maintain the Air
Conditioning during the summer months no higher than 90
degrees.

The home owner should have a timing
device that will turn lights on and off

The home owner may leave personal
belongings secured by lock (with key) in a closet or cabinet
that is not a necessary function in the home or garage.

The home owner should store and secure
any outdoor furniture or equipment (BBQ) during the off
season.

The home owner must surrender any
community recreation cards during tenancy to the HOA.

The home owner should notify the United
States Post office that their home is a vacation home and
have all of their mail forwarded to their primary address.

Leave garage remotes in kitchen drawer
and submit 4 house keys(all locks should be keyed the same)
to the property manager.
