Your property must be vacant and unlived
in.

Remove all personal belongings.
(appliances are optional)

Clean all appliances and check that they
are in working order.

Unplug refrigerator and prop doors open.

Clean all bathrooms check for leaks.

Caulk around all tubs, Showers, toilets,
and sinks (both kitchen and bathroom).

Replace all burnt out light bulbs.

Check smoke and carbon monoxide
detectors. Install new batteries.

Have certified HVAC technician perform
preventative maintenance on heating and cooling system..

Change air filter.

Set thermostat for 65 in the winter, 90
in the summer and off during the spring and fall.

Paint and repair walls to a good
condition with neutral colors.

Clean or replace all carpets and repair
any tile damage. (flooring should be in good condition or
better.)

Landscape (cut grass, trim bushes and
trees, pull weeds, rake rocks) the entire property and keep
landscaped until tenant takes possession.

Clean driveway and entryway to your home
(pressure wash if necessary)

Clean and replace any Windows or screens
that are not in good condition.

Clean all ceiling and vent fans.

Notify electric and water companies that
you are marketing your property for lease and that it will
be vacant until a tenant takes possession. DO NOT INTERRUPT
YOUR WATER OR ELECTRIC SERVICES. Water and electric services
must remain on until tenant takes possession.

Check door locks, fix any locks that are
not working properly, have all locks keyed the same. Make 4
keys for property manager.
